With the recent surge in new-build developments taking place within Market Harborough and district, the demand has increased because the quality of the builds are excellent.
And in many cases these are within walking distance of the town’s train station which has attracted buyers not only from out of the area, but local vendors who are also taking the opportunity to perhaps upgrade their current home as they look for that all-important extra space.
The Government-backed gifted deposit scheme has handed a tremendous boost to the new-build market.
This has in turn given the first-time buyer end of the market a welcome increase in availability and choice that has been missing in recent years.
Part-exchanges have become more popular with the new-build market and as vendors take the opportunity to secure their ideal home.
This can trigger a chain of events which can be frantic for many reasons.
But maximising the value of your home to obtain the best possible deal for you can be crucial and in some cases the difference between securing the home of your dreams and being priced out of the move altogether.
Should you agree to the part-exchange, then most new-build developers will appoint local agents to market your property – which can range from one to four local agents, making the process more stressful for the vendor, especially as there can be a conflict of interest between the agents involved.
Normally, when a deal has been agreed with the builder the strain of selling by the more traditional route can be eliminated but formal market appraisals and exposure to the market still have to take place.
There is a way to take the strain away from the ordeal.
This is to appoint a local agent that can introduce your property to the market on a discreet basis, and then introduce your property to proceedable buyers without the need to formally place your property on to the market.
The benefit of this can be excellent and in most cases a sale can be achieved in a small period of time and place you in a much better position when negotiating with the house-builder.
